Living in Phnom Penh: choose an address around the services you need

Phnom Penh is a useful Cambodian starting point when access to appointments, shopping and administrative services matters more than a resort setting. Build your shortlist around specific journeys and building operations; an attractive apartment cannot compensate for a daily routine you dislike.

Reviewed September 23, 2026. Neighborhood choices are planning suggestions, with airport and health references below.

Compare BKK, Toul Tom Poung and the riverside on an ordinary day

Use a BKK-area address to test the combination of apartment access and the services you personally use. Compare it with Toul Tom Poung by completing the same grocery, pharmacy and evening-meal errands. For a riverside candidate, check the sleeping room at night and the route home, rather than using a pleasant promenade visit as the entire assessment.

Record the time and fare to the medical provider you choose. Repeat essential journeys at a busy time and inspect the route after rain when safe. A short map distance does not tell you whether crossings, traffic or exposed walking make a trip difficult.

These are comparison areas, not a claim that one is universally safer, cheaper or better. Keep exact addresses in your notes so housing quotes and travel tests describe the same location.

Use Techo Airport information for a current Phnom Penh arrival

Techo International Airport is the capital's new gateway; its own site places it about 20 kilometres south of Phnom Penh and publishes transport information. Check the airport shown on your actual booking before arranging a pickup. Older Phnom Penh airport pages still appear in searches and should not determine your transfer.

Quote the full transfer to your accommodation, including luggage and any late-arrival requirements. For a return flight, allow for the route from the chosen neighborhood rather than borrowing a travel time from another part of the city. Frequent airport trips belong in the recurring budget if you expect to travel regularly.

Ask what the rent includes before comparing buildings

Request electricity and water rates, internet charges, deposit conditions and responsibility for repairs in writing. Ask which services operate during a power interruption: a generator may not support every apartment circuit, lift or air conditioner. Test mobile reception inside the unit and confirm how you would contact building staff outside office hours.

Look for signs of damp, inspect drainage at the entry and check whether stairs or lift access suit your mobility. Price normal groceries and local journeys separately from imported products, sightseeing and entertainment. Keep the exchange rate and quote currency with each amount rather than mixing figures into an unexplained monthly total.

Use the FCDO health page and linked medical-provider directory to find contacts, then confirm your specialty, payment and insurance arrangements directly. Do not assume a building's advertised proximity to a hospital means your treatment is available.

If you intend to remain after an exploratory visit, check the Cambodia passport guides before selecting your initial visa. A tourist admission and a suitable longer-stay route are different decisions; an agent's bundled rent-and-visa offer is not sufficient evidence of eligibility.
